Hi, I’m Chimene Van Gundy, best selling author and mobile home millionaire. And today I want to talk to you about the pros and cons of mobile home investing. I actually get asked this question all the time, right? Like what are the pros, what are the cons? So I want to share some of that information with you today. One of the pros to investing in mobile homes is that it takes very little money to no money at all to get started. And this is because you’re dealing with the title and a DMV with a mobile home versus real estate and a d to trust. So you don’t have to close at a title company. The second pro would be speed. Typically these transactions can close and under 30 days or less because of the way in which it’s actually done, which is personal property. The third pro is that there’s very little to no competition at all in this market.

It is a hidden niche. When’s the last time you heard somebody say that they invested in mobile homes? Probably not, right? So there is literally no competition in the field and it’s why I have become the mobile home millionaire. One of the cons to mobile home investing is actually sometimes it can take a lot of driving. A lot of mobile home parks sit outside of big metropolitan areas. So I would suggest that you Google your local mobile home parks and actually drive to the ones closest to you and make sure that you’re looking for those FSBOs, which is your for sale by owners. And the second con is that when  mobile homes are attached to land, which means that their real property, this is the only time in which mobile homes are actually real property, when they are attached to land and you’ve rented it out to somebody. I’ve had situations where somebody is actually in the middle of the night, backed up their truck, hooked up that mobile home and hauled it off and taken it away. And so you always want to make sure that that mobile home is in a park. It’s why I prefer to work in park. So that situation and scenario never happens to you.
