I’m Chimene Van Gundy, bestselling author and Mobile Home Millionaire. Today I’m excited to share information about virtual real estate along with my mentor, Dr Marijo Wilson. Marjo has been a mentor and trainer for the past 15 years in real estate and she’s an amazing lady.

Virtual real estate involves transactions of real estate online – it involves finding buyers and sellers and becoming a transactional engineer. A transactional engineer matches together buyers and sellers and never actually has to touch the real estate. There’s no need to fix it up either. You find people who are motivated sellers, build a list of motivated buyers, and get paid to create the transaction.

This is different than being a real estate agent because a real estate agent has to be licensed. We’re actually getting it under contract (we talked about those steps in a different video). We create a buyers list, from which we create a match with a property for sale. This match is based on who is the most interested in that property, how much they have to put down, and how much they can afford per month.

We can do this from anywhere in the country. It doesn’t have to be in our own backyard. We often hear the objection: “it doesn’t work here.” This may be true in a particular location, but it works in a multitude places and you don’t have to be there to make it work here.

Another way that you can do this is leveraging apps. I actually teach this in the Mobile Home Millions course. I love that I can sit on my couch from home and leverage apps and social media to buy and sell mobile homes. You can use several apps, including Craigslist, Facebook marketplace, Five Miles, Offer Up and Let Go.

A small tip: We don’t have to be present to inspect a property either. I will actually hire somebody to fly a drone over the property and go in and take pictures and walk it for me. Additionally, I will use a bird dog. Bird dogs are people that go out and find deals for real estate investors. I’ll leverage bird dogs in different states and I’ll pay them $50-100 to just go in, walk the property for me and take pictures, and I’d give them a list of what I want to see.

Additionally, every single county lists (on the internet) about 5,000 different taxing jurisdictions in the United States. When people don’t pay their property taxes, then a lien or a deed will be sold against that property. When the property tax has gone unpaid, they will sell those tax liens to third party investors. All of the research can be done online and you can even buy what’s called over the counter tax liens for the things that didn’t sell.

So if you say, “I can’t do real estate investing because I don’t have time,” learn to use other people’s time to do this. I recommend hiring a virtual assistant or an intern.
